Assistance Animal FAQ

1. What is an Assistance Animal?

An assistance animal is not a pet. It’s an animal that helps someone with a disability either by performing a specific task (service animal) or by offering emotional support (emotional support animal or ESA). Assistance animals are protected by federal fair housing laws.


2. Do I have to pay pet fees for my assistance animal?

No. Assistance animals are exempt from pet fees, pet rent, breed restrictions, and pet deposits. However, you are responsible for any damage caused by the animal.


3. How do I request to have an assistance animal?

You must complete a request through our third-party partner: PetScreening.com.

If you don’t have internet access, let our staff know. We can collect your documents and submit them on your behalf.


4. What kind of documents do I need?

If your need for the animal is not obvious, you’ll be asked to provide documentation from a healthcare provider verifying:

·       That you have a disability, and

·       That the animal helps with your disability in some way

You will not be asked to reveal your diagnosis or detailed medical history.


5. Are there restrictions on the type or breed of assistance animals?

No. Breed or size restrictions do not apply to assistance animals. However, your animal must be under control at all times and cannot be a threat to the safety of others.


6. What happens after I submit my request?

PetScreening.com will review your documents and determine if your animal qualifies as an assistance animal. Once we receive that determination, we’ll notify you of the outcome.


7. Can my request be denied?

Yes, but only under specific circumstances, such as:

·       If the animal poses a direct threat to others

·       If it causes significant property damage

·       If the documentation is incomplete or cannot be verified

We’ll provide a written explanation if a request is denied.


8. What if another resident has allergies or fears?

We understand and respect everyone’s needs. If a conflict arises (such as a neighbor with severe allergies), we will try to find a solution that accommodates both parties, but we cannot deny your animal solely because of someone else’s fear or allergy.


9. What if I already brought the animal in without approval?

Let us know right away. We’ll guide you through the PetScreening process. Unauthorized animals may result in lease violations unless properly documented and approved.
