Do you rent to tenants who have restricted dog breeds?

Here at PMI Milestone, we're dog lovers. So we hate to have any restrictions on any breeds of dogs. Unfortunately, insurance companies don't agree with us on this issue. The majority of homeowners' insurance providers have a list of restricted dog breeds. Here is the list of breeds that insurance companies commonly prohibit:

Pit Bull Terriers

Staffordshire Terriers

Rottweilers

German Shepherds

Presa Canarios

Chows Chows

Doberman Pinschers

Akitas

Wolf-hybrids

Mastiffs

Cane Corsos

Great Danes

Alaskan Malamutes

Siberian Huskies

To be clear, we do not agree with this list, and we feel that these are all great dogs. However, we have an obligation to protect our landlord clients, so we can't rent to a tenant if doing so would invalidate the landlord's insurance policy.

However, there may be a solution. There are some companies out there that specialize in providing pet liability insurance for restricted breeds. This is not something that you can generally get added to a standard renters' insurance policy through one of the large insurance providers, but it is available as a boutique product from some smaller insurance companies. If you have a restricted breed dog, please talk to these companies to see if you can get your dog individually insured. If you provide proof of insurance naming our company and the landlord as additionally insured on the policy, then we will be happy to see if the pet can be approved.
